It is a lot better to rent out your house to eligible families who are provided financial assistance by way of a subsidized rent from the Housing Urban Development (HUD) department of the US government. So what is section-8 of rental housing?. As per the provisions of section 8 of rental housing, the US federal government has to subsidize the rent payable for certain low income family groups by bearing a part of the rent payable to the property owners.
What are the conditions which your property has to adhere to so that it qualifies as a section-8 property? There are two essential conditions related to upkeep of the property and the amount of rental that you can charge.
- Quality: The rental property has to have certain minimum quality standards related to general safety and health aspects. There is a physical realestate inspections carried out of the property to examine whether it passes the laid criteria for quality.
- Amount of Rent: You property has to affordable as far as HUD is concerned. The HUD has fixed something known as Fair Market Rental, commonly known as FMR for various areas. For your property to be considered as affordable, the rent charged must lie within a range of /-10% of FMR. HUD revises the FDR once every year. In order to finfd the existing FMR for your property, you need to refer to the official website of HUD. Once you know the FMR for your area, you come to know of the maximum rental that you can expect in case your property would be rented to an eligible family.
A family would be eligible to receive financial assistance under section 8 if it meets the qualifying criteria of a "very low income" family. The Low income amount is arrived based on the local income standards and varies from one area to another. In case the income of the family is less than the median income for the area by 50%, it would qualify as a low income family. Upon qualification, a low income family receives a very important document called as the section-8 voucher. Finding a rental property is the responsibility of the family and the local housing authority plays a limited role by providing a list of all the properties which qualify as section-8 property.
The section 8 rental housing property has immense benefits for the owner of the property. Not only are you guaranteed timely rentals, the vacancy period for you property is very short. The process of notifying the local housing authority that you have a property which could be rented out under section-8 is pretty simple.
